Any Realtors/ home sellers out there?

I'm going a bit batty since our house has been listed. We've had 7 showings in 2 days and I can't help but feel insulted every time I don't get an offer. I know that is completely unreasonable but I just want someone to tell me how many showings it's going to take to sell my house! I went for a prenatal visit yesterday and my BP is up- all from the stress of trying to sell a house!

Are you working with a Realtor? They should be giving you some feedback from the showings, even if it's not an offer.

It all depends on your pricing in relation to the market, how many similar properties are available in your area, etc.

I hope you get an offer soon!!!

Yeah we have a feedback website with our realtor but it's all nonsense. People say they didn't buy because it lacks/ has something they want/ didn't want. Well all those features are clear in the listing so why'd you bother coming out? When the listing says main floor master suite and you say I didn't buy because of the main floor master suite you're wasting time. It's quite the pain in the ass to vacate the house with a kid and a dog 5 times in 1 day, I just want it to be over!

All but one person said pricing was fair in current market conditions, so I dunno what to do...

Selling a house is painful. The best advice I can give you is to not get emotional; feedback is not an insult to you. Most of the people out looking at houses are NOT serious buyers anyway, believe it or not.

You have to think of this house as "not yours" anymore. The right buyer will come along, and you'll be so happy when they do. Timing is everything.

This is a tough time right now. I agree alot of "buyers" are not as serious as they think when it comes down to it. Many go out and look at tons of houses. I know when we bought I prob looked at 50 houses and only put offers on 3. I have to say... even though you list many features it still takes looking at houses to get a feel for them. Plus I mean how often are you going to find a house with EVERY feature you want. Seeing them in person lets you get a feel of what truly is a priority and what you could live with even if it is on your list of negatives.

I feel for you. I want to sell our house and move but there is no way in this market we could even afford to get what the market calls for. Feel lucky that you can even sell in this market. It takes a very long time to sell IMO and especially in this economy. People are very gun shy. Plus now the investors are coming back and scooping up lots of homes because of the shitty market so many 1st timers are loosing out. At least in my area IMO.

Our market isn't as bad as the national market and MUCH better than the American, last month saw more sales (not the most $$, but lots of movement) than May 2008 which was part of the biggest real estate boom in our City's history. We're also the only house listed in our neighborhood so I'm thinking this is why we're getting as many showings as we are. Our new house won't be complete till October so we have time, I just wish I had all the answers.

It's a HUGE plus that you are the only house listed in the neighborhood. It's also good that you're getting a lot of showings. We had our previous Condo listed for 6 months and got like 2 showings.

Be grateful, it could always be worse!

I agree. 7 showings in 2 days is amazing.

My neighbors house was on the market for a year and a half. At one point... weeks would go buy with no showings. They had to drop their price by 75K.

Mortgage rates are crazy-low and starting to creep back up, so lots of first-time home buyers who have been waiting are trying to enter the market sooner than later. Most of my friends have either bought recently or are looking to buy if they encounter the right home.
Calgary seems to have remained relatively resistant to recession fears+effects, and you have lots of time left to sell! I would think that your outlook is pretty good!

Well, give it time, your house has had 7 showings in 2 days which is quite good. Though I am not a real estate agent, I work in a real estate company, and I can tell you from our agents say is that since there is a huge supply relative to demand, people are going to be a lot more picky when it comes time to buy a house. It was not like the old days when there would be such a low supply and high demand that most listings in our area would be on the market for only 2 weeks and would have 10 to 20 multiple offers and would sell for $100K or more over asking price.

Those days are long gone, a lot due to the mortgage and housing crisis.

Canada might be different, but give it time. Most houses now are coming to their historic average days on market, which is typically 60-90 days.

It could also be how your home is stage. Is your home staged to look nice (ie looks like a "model" home show type quality)? You might want to pay for a professional stager to stage your home nicely. Staging really does help because it preps the home for walk throughs and showings and helps accentuates the positives of your home, and can also play down or hide the negatives. Staging a hoe, on average, helps it to sell faster and sometimes for your asking or above asking price.

adding some new paint and removing unneeded furniture/clutter can really do wonders, and it's so easy. if you haven't done anything to 'prep' your home for showings and make it look a little less 'lived-in' i agree with the above and think you should for sure!

I'm an interior decorator by profession so that's probably why I get so offended by people not LOVING my house.

So yes, it's staged.

If you've got a bunch of clutter and chatchskis and shit sitting around that can deter people from buying. You are lucky to have had that many showings in such a short period of time.

We had another 2 showings today and another 3 booked for tomorrow. My husband just got home and said that a guy at work in a neighbouring community sold a comparable house in 3 weeks after 70 showings. SICK. Same price as we're asking though and our community is more "sought after."

Your house looks really nice! I wouldn't worry so much about it yet, it hasn't been that long.

When my parents were trying to sell our old house, we had sooo many showings but the majority of them turned out to be neighbors just being nosey and wondering what the inside of our house looked like :\

Had the exact same experience! Our house was on the market for 6 months before finally selling - I finally bit the bullet and installed granite in the kitchen and it sold the day after it was installed. Now I'm back to crappy laminate.

^^^lol, our realtor says that's why he prefers not to do open houses. He said MAYBE 1% of sales actually come from an open house, everyone is just there to be nosy or to steal stuff.
